I'm going to write it up by hand, not on the computer.

plan it out under a series of headings:

background
what you have been asked to do /what the purpose of the report is - if you are analysing anything in particular

Introduction
Set the scene - where it is what type of school etc

Text
make this the description - break it down further if necessary

Conclusion

it's usual to have something to pull it all together - is it a good school? Try not to leave the reader dangling in the air.

Trickiest bit in description - if there are changes you know about or what the future holds, this is the place to put it.
